STRUCTURE Shell RCC frame structure with masonry partitions. The height of each floor shall be 9�6� from slab top to slab top. Masonry High quality exposed brick masonry using specially procured high-strength terracotta wire-cut bricks and/or stone masonry shall be provided for parts of the exteriors with deepest waterproof pointing. For other parts and for the internal walls, table molded brick masonry or Aerocon blocks or Concrete block masonry with plaster or exposed concrete shall be provided. FLOORING AND DADO Living & Dining Beige coloured imported marble laid with paper joints and finished with 8 coats polish. Kitchen Beige coloured imported marble laid with paper joints and finished with 8 coats polish. Glazed tiles dado to a height of 2' above the counter. Granite or equivalent counter. Family Space Cut-pile carpet. Utility Green Marble to mirror finish on the floor and glazed tiles dado to a height of 2' above the counter. Green Marble counter. Terrace Garden Deck Terracotta Tiles. Master Bedroom Kota stone laid with paper joints and finished with 8 coats polish. Master Bathroom Imported marble on the floor. Tiles on the walls to a height of 7' in shower area and 3' in other areas. Marble counter. Children's Bedroom Kota stone laid with paper joints and finished with 8 coats polish. SANITARY AND PLUMBING Water Closets Western style, porcelain EWC of Kohler or equivalent make shall be provided in all bathrooms. Wash Basins Porcelain wash basins of Kohler or equivalent make shall be provided in all bathrooms. All basins shall be provided with a 32mm CP waste coupling & CP bottle trap of standard make. Bathtubs One 5'6" long bathtub of Lauret or equivalent make shall be provided in the Master bathroom. Shower Cubicles Glass doors shall be provided for the shower area in the Master Bathroom. Kitchen Sink Stainless steel sink with drainboard. Faucets All faucets shall be of Grohe or equivalent make. Hot water connection shall be provided to the shower and wash basin in each bathroom and to the sink in the kitchen from a central point in the utility. Overhead Showers Wall mounted showers of Grohe or equivalent make shall be provided in all bathrooms. Health Faucets Health faucets of Schell or equivalent make shall be provided in all bathrooms. Bathroom Accessories Towel rings & toilet paper holders in all bathrooms, towel racks and soap dish in Master, Children and Guest bathrooms - all of Grohe or equivalent make shall be provided. ELECTRICAL Wiring All wiring shall be of Havells or equivalent make, concealed in 19mm dia, 2mm thick PVC conduit pipes. Switches & Sockets All switches shall be of Crabtree or equivalent make. Apart from the basic light and fan controls, the following number of sockets shall be provided in various rooms: Living & Dining: 4 nos. - 5 amp switch & socket, 1 no. telephone point in living. Kitchen 4 nos. - 5 amp switch & socket, 5 nos. - 15 amp switch and socket. Utility 1 no. -5 amp switch & socket, 1 no. -15 amp switch and socket. Bedrooms 4 nos. - 5 amp switch & socket, 1 no. telephone point in master bedroom. Bathrooms 1 no. - 5amp switch & socket. Family 2 nos - 5 amp switch & socket, 1no. - 15 amp switch and socket, 1 no. telephone point. Study 2 nos. - 5 amp switch & socket. Maid's room 2 nos. - 5 amp switch & socket. Power & Back-Up A power connection of 7 KVA shall be provided to each unit and back-up power shall also be up to 7 KVA. DOORS AND WINDOWS Frames & Shutters Door and window frames and shutters shall be in Engineered Solid Wood. All door shutters shall be in solid core flush (block board) shutters provided with a natural veneer. Bathroom doors shall be in solid wood frame with louvres and glass backing. All internal utility doors shall be in wood frame with etched glass (with horizontal lines). All bathroom windows, maid's room door and window shall have aluminum frame and shutters. Mosquito Screens No Mosquito Screens shall be provided for any of the Windows or French Windows. Window Grills No window grills shall be provided or permitted for the French Windows. Grills shall only be provided for those regular windows where there is a sheer drop. Grills shall not be provided for bathroom windows. Hardware All hardware shall be in brush finished stainless steel. The main door shall be provided with a night latch of Godrej or equivalent make. All other doors will be provided with door bolts and a mortise lock or tubular / cylindrical lock. All open-able windows shall be fitted with friction stays allowing the windows to stay open in any position. Magnetic door stoppers shall be provided for the main door and bedroom doors. PAINT Paint All internal paint in Acrylic Distemper. No external paint shall be provided over exposed brick or stone masonry. For other areas, cement based paint shall be used. Any steel railings etc. shall be provided with a zincchromate primer and synthetic enamel paint. ELECTRO-DOMESTIC EQUIPMENT Hob A 4-burner cooking hob with electrical ignition and an SS backing plate shall be provided in the kitchen. Chimney A 90cm ductible electric chimney with anodized aluminum filters shall be provided in the kitchen. Dishwasher A dishwasher shall be provided in the kitchen. Microwave No microwave is provided by default - the same shall be possible to add through customisation at an additional cost. Oven No oven is provided by default - the same shall be possible to add through customisation at an additional cost. Refrigerator No refrigerator is provided by default. ENTERTAINMENT TV Direct to Home (DTH) connectivity shall be provided to 1 bedroom and family space. CABINETRY AND FURNITURE Living & Dining Furniture units can be provided in the living and dining areas at an additional cost through customisation. Kitchen Floor & wall mounted cabinets complete with cutlery tray, vegetable baskets, breakfast counter etc. of Veneta Cucine or equivalent make shall be provided. Utility No cabinetry shall be provided in the Utility. Master Bedroom 3 module Walk-in wardrobe with dresser, double bed with bedside tables. Master Bathroom Mirror with backing ply and edge trim. No other woodwork shall be provided in the bathroom. Children's Bedroom 2-1/2 module wardrobes, 2 single beds with bedside table shall be provided. Bunk bed can be provided at an additional cost. Children's Bathroom Mirror with backing ply and edge trim. No other woodwork shall be provided in the bathroom. Guest Bedroom 2-1/2 module wardrobe, double bed with bedside tables. No wood paneling provided by default. Guest Bathroom Mirror with backing ply and edge trim. No other woodwork shall be provided in the bathroom. Bathrooms Mirror with backing ply and edge trim. No other woodwork shall be provided in the bathroom. Study Study Table with drawers. Family A Horizontal Entertainment Ledge Unit shall be provided. Library Bookshelves. Maid's Room No woodwork (bed or storage) shall be provided in the maid's room. Brand / Make All Woodwork, unless specifically mentioned otherwise, shall be made at our in-house production facility from our proprietary furniture design line. Basic Materials All woodwork except for modular units shall be in termite resistant good quality plywood or MDF panels and natural veneer or laminate. Modular units shall be in particle board with the finished surface as veneer or laminate. Hardware All hardware shall be in brush finished stainless steel of Hettich or equivalent make with soft close system for the drawers in wardrobes and telescopic channels for the drawers in the study units. Finishing Natural veneer exteriors shall be finished in melamine matt finish and the interiors in varnish or paint. Mattresses Mattresses shall not be provided for any of the beds. UTILITIES / SERVICES Water A central water softening plant shall be provided for supply of water to the units. Sewage Treatment A sewage treatment plant shall be provided with separate plumbing for the use of recycled water in landscaping and for the flushing system. Elevators Passenger elevators shall be provided with automatic doors and SS finish inside the cabins. Elevators shall be provided with multibeam sensors for door operation and down collective system. Gas Supply Reticulated gas supply shall be provided to individual units. SPECIAL FEATURES Stone Clad Wall The wall in the living room next to terrace garden can be clad with butchwork in kota stone at an additional cost through customisation. Light Fixtures Light fixtures shall only be provided for the ceiling in the terrace garden. For all other areas the light fixtures can be selected through customisation and provided at an additional cost. FACILITIES AND AMENITIES Clubhouse Clubhouse with a common space for parties / functions, space for indoor games. Swimming Pool A 4' deep swimming pool with a separate paddle pool for kids. Gym Commercial low-impact Treadmill, Elliptical fitness Cross trainer, Upright cycle, Multi-gym, Multipurpose Bench, dumbbells along with other cardio and weight training equipment. Sporting Facilities Tennis Court, Badminton and Squash Court. Amenity Space Open playfield with a walking trail around it. LANDSCAPING Soil Good quality red soil and sand mixture with manure shall serve as the base layer for landscaping. Irrigation Sprinklers and a drip irrigation system shall be provided for landscaped areas. Soft Landscaping Grass, shrubs and bamboo etc. shall be provided and all garden areas shall be completely landscaped. Expensive exotic plants maybe provided at additional cost.
